We’ve replaced a 10 year old roof on a 10 year old cottage building on this Lake Rosseau Low Slope Roofing Project.
The adhered membrane applied over the entire roof area – what ever type, has failed…Failed by either a defective membrane manufacturing process, or disintegrated premature polymers of the membrane have broken down to the reinforcement scrims within the membrane.

PHASE 1 – ROOF PERIMETER PREP:
2 Layers of 2×4 spruce wood blockings screwed down, around entire roof perimeter (for securement from wind shear & fastening at eaves)

PHASE 2 – CRICKET & LOW SLOPE AREA:
ELEVATE aka Firestone FullForce-SA EPDM – Black,
on 1/2”inch Isogard Sheathing, mechanically fastened down and into plywood roof deck under the duradeck;
on 2nd layer of 1.5”inch Iso Insulation, staggered joints from bottom layer,
on 1st layer of 1.5”inch Iso Insulation;
over old membrane Duradeck.

PHASE 3 – 8/12 + 3/12 – SLOPE ROOF AREA:
Standing Seam 26ga Metal Roof System in color of Dark Graphite-Tex,
FT Synthetics Platinum HTB Ice & Water Shield,
on 2nd layer of 1.5”inch Iso Insulation, staggered joints from bottom layer Incl 2×4 strapping, mechanically fastened down and into plywood roof deck under the duradeck;
on 1st layer of 1.5”inch Iso Insulation;
over old membrane Duradeck

Engineering This Project:

ELEVATE FULLFORCE EPDM MEMBRANE;

The EPDM has adhered to the added Rigid IsoGard insulation installed first and below the EPDM –The EPDM “lines” the entire roof swale aka roof cricket, from one end of building to other – the chimney is the high point of the swale;

The EPDM and swale direct the rainwater/snowmelt to each end of the building – where the water runs into inground 12”inch diameter drainage piping and drains into Lake Rosseau – AND –The standing seam metal system runs down the roof slope and OVERLAPPING onto the EPDM above the swale/cricket line.
